Building in an existing fabric

In an existing building the old records are often missing. Then the first job is to measure and record, and only after that to calculate.

Take a wall out and you change the path the load used to take.

The office

Ingenieurbüro Konrad Smoczynski is a young planning office in the Heinsberg district. It works together with freelance staff, partners and building firms from North Rhine-Westphalia.

What is mostly designed and structurally conceived here are detached and apartment buildings. The office can also take on site management or site supervision, and it works in structural engineering as well.

Wassenberg and Wegberg both lie in the Heinsberg district, so a meeting on site is not something that needs long discussion.

What people usually ask before a first enquiry.

When do I actually need a structural engineer?
Whenever loads are redistributed: a new build, an extension, an added storey, the removal of a load bearing wall and an opening cut for a larger doorway or window.
What do you need from me to begin?
A design or floor plan, the intended build up of floor and roof and, if you have one, a soil report. A clean hand sketch with dimensions is enough to start.
Do you submit the building application yourselves?
Yes. The office holds the authorisation to submit building applications in North Rhine-Westphalia and prepares the documents.
What does the structural work for a house cost?
That depends on size, number of storeys and construction. You get a statement of scope and fee before you commission anything, with no surprise afterwards.
How long does a structural calculation take?
That follows from the scope and the current workload. Name your deadline in the enquiry and you will get an honest answer on whether it can be met.
Do you also take on site supervision?
Yes, in building construction and in structural engineering. Site management as well, on request.
We have no old drawings. Is that a problem?
No. The existing building is then surveyed and digitised on site, and the calculation builds on that.
Do you work together with our architect?
Yes. Design and structure are coordinated so that the construction fits the design rather than the other way round.
